Flood Zones in Brevard County: What Every Space Coast Homebuyer Needs to Know

Here's what you need to know.

What Is a FEMA Flood Zone?

The Federal Emergency Management Agency (FEMA) maps flood risk across the country using Flood Insurance Rate Maps (FIRMs) [1]. Where Are the Higher and Lower Risk Zones in Brevard County?

According to FEMA's National Flood Hazard Layer data, risk levels across the Space Coast vary significantly by location [4]:

  • Barrier island communities — including the beachside areas of Cocoa Beach, Cape Canaveral, Satellite Beach, Indialantic, Melbourne Beach, and the communities along A1A — contain substantial VE and AE zone coverage due to their proximity to the Atlantic Ocean and the Banana River [4].
  • Indian River Lagoon shoreline — Properties along the western lagoon edge on Merritt Island and along the mainland riverfront in areas like Titusville, Rockledge, and Melbourne also carry significant AE zone designations [4].
  • Inland Brevard communities — Areas further west, such as West Melbourne, Palm Bay's western sections, and Viera, tend to have more Shaded X or Unshaded X coverage, reflecting lower overall flood exposure [4].

This doesn't mean inland properties are flood-risk-free. Local drainage conditions, canal proximity, and development patterns can place individual parcels in higher-risk zones even in generally lower-risk areas.

How to Check a Property's Flood Zone

You don't need to wait for a lender to tell you. FEMA offers two free tools:

  1. FEMA's Flood Map Service Center at msc.fema.gov — search by address to view the official FIRM panel for any property [1].
  2. FEMA's National Flood Hazard Layer Viewer — an interactive map at hazards.fema.gov that shows zone designations in detail [4].

For a legally binding flood zone determination, lenders order a certified flood zone determination report from a third-party service at or before closing.
